What Planning Permission Do I Need? | Basements (UK)

As a former planning officer myself I have first hand experience of the most effective ways to get planning permission.

This video sums up that experience and gives an insight from the inside as to how planning departments go about deciding your planning application.

There are 3 main ways to getting permission for basements which have become more contentious in recent years.

#1 - PERMITTED DEVELOPMENT

Using the general permitted development order you can extend your home at the basement level but cannot extend beyond the original footprint of the house. This is only possible if the property is a single dwellinghouse. Not much use if you want to get any light down there!

#2 - APPLY FOR HOUSEHOLDER PERMISSION

If you want to extend the dwellinghouse at basement level for the sole use of the existing property then you can apply to extend at basement level, Because of the contentious nature basement developments, Councils place a lot more scrutiny on them now. The issues/evidence they will consider include:

Principle of the basement itself
Its construction
Design of the front lightwell

#3 - APPLY FOR FULL PLANNING PERMISSION

If you want to extend the basement and create a new unit or add more commercial space at basement level then you need to apply for full planning permission. If you want to propose a new unit then the council will consider ALL the above issues PLUS:

Levels of daylight and sunlight into the unit
Access to amenity space and levels of outlook (do residents just get a view of a brick wall? Or something more pleasant?)
The size of the unit (does it comply with space standards? And does it meet the council’s target housing mix?)
