Appraisals! Lenders, Realtors, Home Buyers and Sellers figurative Kryptonite! Killing or delaying deals like no other and guys I not kidding here. I’m really worried! For a couple reasons…The main one being…I don’t see any end in sight! I don’t see a solution in the foreseeable future! Which means if you think it bad now..just wait… it’s going to get even worse! The other big reason is - this isn’t something our two big associations are talking about! Where is NAR and the MBA on this? We need these guys to be working with Fannie, Freddie and the regulators hopefully perusing a solution! This is one thee biggest hurdles in our Industry today! This should be front page news for NAR and MBA until it gets fixed. Heck in my area and I know its different nationwide. Appraisal turn times can be 3-4 weeks! With VA behind even that! 3-4 weeks! Come one! The Industry should be closing entire deals in 3-4 weeks! And here’s the scary news again. If you’re think that’s bad it’s only going to get worse. Think about it. If you have a back log issue how to unclog it? Open the faucet even more or remove some of the back log. Well, we can’t remove the bag log because that would mean canceling home purchases and or refinance transactions! And we can’t open the faucet any bigger cause that would entail more appraisers coming into the industry! And we all know that aint happening either! So, the only thing that can happen is the back log gets even worse! I’m not trying to be an alarmist here, actually yes I am! It’s time for action and we need our leaders to lead in this situation! We need solutions!Another possible solution that has been talked about but has never rolled is some sort of built-in AVM for Fannie and Freddie. You and I both know that some properties just don’t need a full appraisal. An AVM or drive-by would be fine all day long. Especially in low LTV’s situations. Crazy idea here, we could actually remove some of the back log right now IF we deployed this strategy. I mean take out all the 60 or 70% Loan to Value deals. These are very secure loans and could be pulled from the massive back log and roll with an AVM or Drive-by. Again, call me crazy but I think it works and it would remove a ton of the back log so we could get back on track. Ok, rant over for today but really. We need to be heard on this one. This is a show and topic that we need to push up to NAR and MBA! Share, Share, Share. Tag an appraisers and share this. Tag a fellow Realtor or Loan Officer or Home Buyer/Seller that has been affected by this issue. Let’s get it figured out!
