Primary Residence

Loan Options: Conventional (5% down), FHA (3.5% down), VA (0% down).
Flexibility: Commute or remote work options available to qualify.
Occupancy Requirement: need to occupy at least 51% of the time
Tip: If your job is remote, just get employer verification to make it official!


Vacation Home

Down Payment: Only 10% down needed.
Occupancy Requirement: Live there at least 14 days a year, rent it out the rest of the time!
Cons: cant use the potential airbnb income to qualify

Rental Property

Loan Options: 15% down, or go for a DSCR loan if you want the property to qualify itself based on rental income alone.
