The housing market has been inching closer to where we were before this pandemic and we're officially back. Well, almost. Pending contracts showed a huge uptick and have now eclipsed where we were before COVID-19 began to affect the market in Sacramento. Listings are inching closer but still down 5%.

We are in a market with some glowing news as we've seen some recent growth, but there are clearly red flags on the horizon too. In some videos I'll talk more about the future than others, but I won't be going hardcore doom & gloom in every video either (that's not the way I roll). My goal here is to talk through fresh stats and where the market is at right now. In terms of the future though I talked through unemployment in depth at 9:01, and this is an enormous factor to watch. I didn't mention forbearance because I discussed it last week. I also touch on sales volume, prices, and lots of other stuff.
