So there are 2 sets of rules for down payment, one applying to FHA Loans and the other to Conventional Loans.

So the first set of rules applies to the FHA loan, which is, as long as you get your gift from a family member, it doesn't matter who or where or how the gift is received and applied to the loan.

However, for a Conventional Loan, although you do need a family member for the gift to be applicable, it cannot be on an investment property, but the same rules apply just as on the FHA Loan with the exception of that caveat.
