EC eligibility
if your monthly household income is $16k or less
(You only need to include enough names in the ec application to fulfill the family nucleus so people can stay there without having to factor in their income, in order not to exceed the income ceiling of $16,000)

1 SC, another SC or PR
One of the applicant must be an SC and the other an SC or at least a PR (what if your spouse is not a SC or a PR, but you've a SC child, then you're considered eligible too

1st or 2nd Timer
If you've bought 0 subsidized housing before, you're considered a 1st timer. If you've bought once, a subsidized housing, then when u buy your next subsidized housing, then you're considered a 2nd timer.

So what is a subsidized housing?
A NEW flat bought DIRECTLY from HDB (a new BTO, a new DBSS) is a subsidized housing

If you've bought a NEW EC, that is also considered a subsidized housing because it is usually 15-30% cheaper than a private condo.

If you've bought a resale hdb and taken a cpf housing grant, then that is considered as a subsidized housing as well.

What if you own a private property or an EC, then you must have already sold it for 30 or more months before you can apply for a new EC.

Now we have that out of the way, lets talk about the

4 EC schemes available and which one applies to you?

public scheme
When you buy with spouse or parents
Or when you buy with children under your custody (if divorced or widowed)

fiance/ fiancee scheme
When you buy with your
spouse-to-be

Under the fiance fiancee scheme,
You only need to produce your marriage cert within 3 months upon collecting your keys.

joint singles scheme
Up to 4 singles can apply together to buy an EC (singles can be anyone such as your siblings, relatives or even your friends)

For joint singles scheme, everyone has to be at least 35 yrs old, and are SC

Singles can be unmarried, divorced or widowed
*no cpf housing grant if buying under this scheme

orphan scheme
You and your siblings (those applying) are orphans and single, i.e. unmarried, divorced, or widowed:

All of the siblings that are single must be listed in the same application

At least 1 of the deceased parents was a Singapore Citizen or Singapore Permanent Resident

Please note that under the Orphans Scheme, siblings are not allowed to buy or rent flats separately.
