August 2025 Fraser Valley Real Estate Market Update – South Surrey & White Rock

The market has shifted. Prices are down, sales have picked up but are still slow compared to 2024, and yet… buyers are still moving when they find the right home. Here’s the latest look at what’s happening:

📊 Fraser Valley Snapshot:

Inventory: 10,650 active listings (down 2% from June, still 50% above 10-year average)

New listings: down 5% to 3,453

Sales-to-active ratio: 11% → firmly in buyer’s market territory

🏡 South Surrey / White Rock Highlights:

Prices ↓ 5.7% year-over-year

Sales ↓ 27.2% in June

Only 5.3% of homes sold

14.8% of listings withdrawn
