Realty Income Corporation (ticker: O) is often marketed as a simple way to gain exposure to net lease real estate. In this video, I explain why I personally approach Realty Income with caution, A LOT of caution — not from a stock-trading perspective, but from the viewpoint of a real estate owner.

This discussion covers two main concerns. First, transparency. Realty Income owns thousands of properties, but individual investors have limited visibility into the specific assets, lease terms, and property-level risks compared to direct ownership. Second, structure. While REITs offer liquidity and convenience, they do not provide the same tax advantages that come with owning real estate directly, including depreciation, cost segregation, and control over taxable income.

This is not a claim that Realty Income is a “bad” company or that REITs have no place in a portfolio. Many investors value simplicity and diversification. The purpose of this video is to explain why Realty Income may not be ideal for investors who are specifically interested in the fundamentals and tax benefits of owning real estate.
