Homeowners can spend a lot of money on renovations expecting to get back more than they put in, but that’s rarely the case especially considering the time it takes and inconvenience of remodeling.
Ok, let's take a look at features that were marketed the most in 2019.
According to a recent study of 1.2 MILLION listings by point2home.com:
The three most common features of all listings were “granite countertops,” “hardwood floors” and “stainless steel appliances.” Buyers today have high expectations in what their dollar will buy maybe because these features have become the norm.
So “granite countertops,” “hardwood floors” and “stainless steel appliances” were the most common features in all the million plus homes for sale, but if you were expecting to find huge differences between listings in the 250 to $500,000 range and listings in the one- to five-million-dollar range, you’d be disappointed.
We don’t start seeing a significant change in features and descriptions until we get to the “luxury” market. The most used terms to describe luxury homes included “chef/gourmet kitchen” and “wine cellar.”
Here are some of the other common phrases found based on price point:
In homes priced under $250,000, marketing was designed to attract first-time buyers with phrase such as “new roof” and “move-in ready.”
If a home was priced in the $250,000 to $500,000 range, buyers could expect to see “dual sinks,” “natural light,” and “formal dining room.”
And for homes above $500,000 up to $1,000,000, agents used “perfect location,” “gas fireplace,” and “vaulted ceilings.”
Remember, regardless of home price, these were the most used descriptive features AFTER hardwood floors, granite counters, and stainless-steel appliances.
