Real Estate… One of my favorite sectors to invest in and boy are there investing opportunities right now. Real estate has taken a pretty big hit due to the COVID-19 recession which is still ongoing, driving real estate stocks down, especially Commercial real estate sectors like Office and Retail

This is why I decided to make a quick video and share my top 3 REIT stock pics where I think there was an exaggerated and unwarranted selloff which means it's a great buying opportunity for Income Investors to buy and hold these stocks for the long term and collect income every month.

Don’t forget, when the stock price of a REIT or any other dividend stock for that matter, goes down significantly, the Dividend Yield%, think of that as the interest rate...goes up significantly as well. So buying shares at these discounted levels means locking in a much higher dividend Yield.

The more experience i get watching the stock market and its behavior, the more i appreciate and understand the famous words of wisdom from legendary investor Warren Buffet

“Be fearful when others are greedy, and be greedy when others are fearful.”


This statement basically points out that us humans are still dumb and we tend to have herd mentality, which means we are easily influenced by our peers, parents, religion and society in general to make certain choices and have certain beliefs

This causes us to make decisions based on emotion rather than logic or reason.

This is also true for investing. Just look at what happened to tech stocks in the last few months just as an example. That's all investors were talking about and that's where the buzz was at with the media. This caused a lot of buying and drove the tech sector to new records. But then, it reversed course recently and a sharp selloff occurred and is still occurring now, disappointing a lot of investors who invested when the stocks reached their peaks.

When it comes to REITs, especially Office and Retail it's the opposite right now. Investors are running scared. They think that nobody will go back to the office, Offices will be extinct. Same exaggerated thinking for retail real estate.


So the thing to look for when it comes to REITs is the Payout Ratio. This is the key stat which tells you how much of the REITs rental income is being paid out in dividends. Anything over 100% means they are overpaying and the rental income is not enough to cover the dividend. This is actually not that uncommon when it comes to REIT’s . However if it's over 100% for a long time, you can expect a dividend reduction soon. So although there's plenty of choices out there right now when it comes to discounted REIT stocks, here are my top 3 picks for maximum value and maximum income!

Pick#1: Slate Office REIT (SOT.UN)

This is a smaller cap and lesser known REIT on the TSX which is managed by Slate Asset management.

Pick#2 is RIOCAN (REI.UN)

Unlike Slate Office REIT, this one is very well known and is a big one, it's one of the biggest Canadian REITs out there. Many fellow Canadian youtubers who have channels on investing have mentioned this REIT alot lately and the consensus is pretty much the same… this is a great buy right now and i have to agree 100%

Pick # 3 is the Brookfield Properties Partners (BPY.UN)

So this is managed by Brookfield Asset Management, a massive Asset manager who is present in Canada and the U.S. The stock is actually listed on the U.S. stock market as well under the symbol BPY (without the .un) so an absolute behemoth when it comes to real estate.
