I just bought ONE of these Industrial REITs

I'm terrible at stock picking (which is partially why I'm so keen on investing in physical real estate) but I'm taking a flyer on an Industrial REIT called Stag Industrial.

My theory is that it might be an attractive acquisition for larger companies. Prologis, for example, has spent billions buying up smaller companies on their way to becoming the largest property owner in the world. I could be way off on this (and given my stock track record I likely am) but earning the current 4.26% yield while also having upside potential looks kind of appealing.

Don't take my word for it though, I am the anti-get-rich-quick guru and am not a stock expert whatsoever.
