Are you ready for the latest updates on the vibrant Sacramento housing market?

Hi, I'm Eva Tagore with EXP Realty and the Sacramento housing market is buzzing with activity. More homes are selling and they're spending even less time on the market. The median sales price has seen an increase for the second consecutive month, indicating sustained competition and an optimistic market outlook.

A majority of the homes sold fell within the $500,000 to $549,000 range.
In May, the Sacramento market saw a surge in sales volume and an increase in the median sales price, creating a promising outlook for buyers and sellers alike.

Let's start with sales volume. We experienced a remarkable 27.5% jump from April, with an impressive 1,084 homes sold this month.
This shows a clear upward trend, even though there's a 19.4% decrease compared to May 2022. But don't worry, there's still a healthy level of activity in the market.

Now, let's talk numbers. The median sales price rose by 4.1% from April, reaching $536,000. Although it's 6.8% lower than May 2022,
the consecutive month of price growth indicates sustained competition and a positive trend.

Now, let's look at the listing inventory. We saw a 10.3% increase from April to May, with 1,157 units available. However, compared to May 2022, the inventory is down by 19.4%, showing the ongoing demand in the market.
The Months of Inventory, a key measure of market activity, decreased slightly from 1.2 Months to 1.1 Months.

The median Days On Market (DOM) decreased from 11 to 8 day.
Out of the 1,084 sales this month, a whopping 81.4% spent 30 days or less on the market. This means homes are not only selling faster but also spending less time waiting for their new owners.
