Del Webb Nocatee one of the three 55+ active adult communities in Nocatee besides Del Webb Ponte Vedra and Artisan Lakes.

Del Webb Nocatee is located in the Southeast section of Nocatee. Just under 10 min drive (depending where you live in the community) and a 15-20 minute golf cart ride into the Town Center and Nocatee amenity center. It’s a golf cart friendly community like the rest of Nocatee.

Del Webb Nocatee is home to the Canopy Club.
Canopy Club Includes resort style amenities with the oversized pool, massive outdoor hotub, workout rooms, craft rooms, meeting rooms pickleball/courts tennis courts, and bacci ball courts.
The difference in the Canopy Club to Del Webb Ponte Vedra Club is they have a restaurant/bar known as Cypress Cafe with poolside dining with a decent menu. Hard not to feel like your on vacation here!
Soon to be in effect they are introducing Nocatee Del Webb app where you will be able to pay for your dining/bar fees with an app on your phone.

All you need in Del Webb Nocatee is available except the swimming lap pool is outdoors as opposed to Ponte Vedra Del Webb Anastasia club.
Because the Canopy Club is relatively new (2019) you will probably not have as many clubs as the more established Ponte Vedra Del Webb but with over 800 residents its bound to happen with the help of a full time lifestyles director.

Best way to describe the Canopy Club is a country club living minus the major dues. The resident pays monthly HOA fees but at the time of purchasing a home here you are also paying a one time capital contribution. As I record this and close on a resale here I noticed that capital contribution is around $3,000. Private kayak launch is another option here in Nocatee Del Webb if that’s your jam.

It is a gated community with Over 700 homes currently finishing up development at around 850 homes ranging from 1,500 to over 3,000 sq ft. Started in 2019 still under construction currently,

The Villas which are duplexes are on 33 ft lots & their HOA fees are $375 month which includes lawn service. CDD fees are just under $2,000 annual.

The Classic series are on 55ft lots with an HOA of $216 a month not including lawn service. CDD fees are based on the front linear sq ft.

The Estate Series are 65 ft lots with an HOA feee of $216 a month and CDD fees based on front linear sq ft ranging from $2400-$2500 a year.

Unlike Del Webb Ponte Vedra, Del Webb Nocatee is a natural gas community.
