Weekly Market Update for January 10, 2022:

Here is what you need to know if you are thinking about buying or selling this year:

If you are thinking of selling…if you prepare your home properly and price it right there Is a good chance for multiple offers and getting your home sold above list price. Don’t try and push your list price too high as tempting as it may be in a busy real estate market. Pricing it at market value in this environment will allow more people to get involved in the offer process, and give you the best chance to get your list price or something even above that!

If you are planning on buying this year, engage a real estate professional early in the process, get your pre-approval done and start doing your homework early. Homes that are priced well are moving quickly, and can have multiple people interested at the same time. Be prepared to make decisions quickly, so the more work you can do in advance the better.

Let’s look at the numbers:

Sales:
Sales this week came in at 279, that is up from 33% from the same week last year.

Inventory:
Total inventory is currently at 2586 homes on the market, down 31% to 2021 and down a net total of 6 from last week.

New homes that came on the market last week totalled 388, down 15% or 100 from 2021.
