3867 LAFAYETTE AVE.

For years residents of the Tiffany, Botanical Heights and Shaw neighborhoods were all too familiar with nuisance behavior and crime at the 12-family at the corner of 39th Street and Lafayette. Through a series of flips and absentee owners the building steadily deteriorated; in 2012 it was foreclosed by a bank in Texas. The following year the Garden District Commission, a non-profit charged by the City of St. Louis with the redevelopment of Botanical Heights, negotiated a contract to buy the vacant building.

The GDC had a novel plan to redevelop the property. Concluding that 12 units were too many for the small site, the GDC proposed to demolish half of the building. A developer would then be sought to rehab the remaining 6 units as market rate apartments with off-street parking. In October 2013 the GDC purchased the building with predevelopment financing from Rise Community Development. After securing approval of its plan from the city’s Preservation Board the GDC proceeded with the partial demolition.
In December 2014 the GDC sold the property to developers Ken Nuernberger and Wayne Failoni, doing business as Botanical Heights Associates LLC. They added 3867 Lafayette to a project that included the rehab of three other buildings along 39th St. Nineteenth Alderwoman Marlene Davis and the City of St. Louis supported the project with development assistance
