Most people only purchase one or two properties in their lifetime, which leaves them unprepared in a market that’s designed to favour the seller. Sales agents are paid by the vendor, realestate.com.au and domain.com are funded by sellers — so who’s really on your side? That’s where a buyer’s agent comes in: they’re paid by you to protect your best interests, but only if you choose the right one.

So what should you look for?
✔️ Experience that counts — your buyer’s agent should have purchased at least 50–100 properties. Just like you wouldn’t hire a doctor or accountant with only one year of practice, you shouldn’t risk your biggest financial decision on someone inexperienced.
✔️ Independence and integrity — avoid buyer’s agents who take kickbacks from developers or who are overly cosy with local sales agents. Their relationships may matter more than your negotiation.
✔️ Thorough due diligence — demand detective-level research, not generic reports you could generate online. This includes building and strata reports, zoning and town planning checks, hazard assessments, and even insights about neighbours and the wider community.

And here’s the truth: no buyer’s agent can guarantee “below market” or secret off-market deals. A great buyer’s agent will instead find you the best property your budget allows, negotiate a sharper price than you could alone, and save you time, stress, and costly mistakes.
