In this video I share data points and graphs regarding the latest numbers for July 2022 in addition to graphs and data points comparing recent months and years with you. I firmly believe whether and when you choose to buy or sell a home it's all about the right timing for you. Mortgage rates have increased recently; as of this video they trending back down. Mortgage rates do have an effect on housing affordability, rate increases provide downward pressure on home sales prices. The slight median Atlanta home sales price relative to June was down 2%. Interestingly, when analyzing the historic median sales price graph, for the last 5 years the price dropped in July when compared to June in each year except 2020. The price graph displayed a significant drop in May 2020 (30-60 days is a typical closing time period from contract and the COVID-19 Pandemic shut down the economy at the end or March 2020) however priced continued an upward trend nearly through the end of 2020. Atlanta continues to have corporations purchasing homes and holding them as rental properties. This demand is supporting home sales pricing in the Atlanta MSA. Employers are moving to Georgia which fuels the demand for both rental and owner occupied housing. To focus on another point in the video, the internet has changed everything about marketing property. Proper marketing involves exposing the product to the greatest number of potential buyers, advanced marketing focuses the marketing effort to a target segment of the pool of potential buyers. There is one chance for a first impression and buyers comparison shop to find the best product at the best value. Proper home preparation for market plus properly pricing the home to take advantage of the market consistently generates top dollar along with fewer showings and short market-to-contract time. For July 2022 the Median Days-On-Market is 7 days and 10 showings to contract.
