An Authority to Exchange (ATE) from your Help to Buy agent means you can exchange contracts to own your home.

You’ll need to pay your 5% deposit at this stage.

You’ll be legally bound to buy your new home on an agreed date known as the completion date.

Your homebuilder can arrange for you to visit your new home before the completion date.

Once you exchange and your paperwork is approved by your agent, your homebuilder will confirm the earliest date you can legally complete.

What happens at completion?

1. You’ll pay the rest of your deposit if it’s more than 5%.

2. Your lender will arrange to pay your repayment mortgage to your homebuilder.

3. We’ll arrange to pay your equity loan to your homebuilder.

4. You legally own your new home and can move in.

Your conveyancer contacts HM Land Registry to record the legal charges on the title deeds. These are ownership documents which explain who owns a share of your home.

The legal charges will not be removed until you’ve repaid your equity loan and repayment mortgage.
