The busy homebuying season is officially here. Summer’s coming, school’s letting out, and buyers across Texas are running into one thing—multiple offers.

So how do my clients win?

First, we get you fully pre-approved and pre-underwritten. That takes just minutes on your end. It gives us speed, credibility, and a competitive edge.

Second, you’ll be positioned to close in 10 to 14 days. Even if you don’t want to move that fast, the seller wants their money. You can offer a lease-back and let them stay 30 to 60 days.

Third, I include a lender guarantee on your pre-approval letter—anywhere from $4,000 to $10,000, depending on the purchase price—paid to the seller if closing is delayed due to the lender.

Lastly, I pick up the phone and personally call the listing agent after your offer is submitted. I vouch for you, explain the guarantee, and build trust.
