2. The appraiser is going to make sure the bank doesn’t loan more than what the home is worth.
3. Your home becomes stale.

In order to price your home correctly make sure you hire a trusted real estate professional and ask them for a detailed comparative market analysis. The comparative market analysis should include:
1. Comparable sales in the last 3-6 months.
2. Active listings on the market.
3. Days on market.
4. How much competition do you have.
5. How many homes have sold vs. how many are on the market.

It’s important to work with a trusted real estate professional throughout the process. Pricing your home competitively will have multiple buyers competing for your home, potentially increasing the final sale price.
