Once you got your investment plan in place really helps you drive where you're going.

And this will really help you to turn what your first property or your next property is to buy.

What does investment grade properties mean it means that they are out performing the market that give more return right now and also they got the long-term growth as well ok these are not things that you may not live in or may look at it go I never lived in.

Hot pockets of the market that people love these things and will pay rent so that they can pay your mortgage and put money in your pocket as well ok

Location Location Location also means looking for the right property in the right place at the right price ok we really want to make sure that we are lining up with an open plan a really nailing what that looks like to find the right place property ok

This is all about being in the market not timing the market OK there's some areas around you know Sydney and Melbourne.

You know you may not want to invest right now because it is the top of the mark.

but a lot of other times it may be worth investing.

but it's about it's important to spend time in the market and that's where the property wealth really is successful ok

Really what we want you to do is and I will try and draw this as well as ok.

What we want to do if you want to do our due diligence OK we will do a research we want to find out what's going on in the area we want to find out infrastructure development what's in the latest budget what's on plans what's the rental yields the area historical prices particular investment and employment opportunities with the population growth looks like what's popular mix to really want to do at home won't get that all in place so that you know people like ourselves will pull that together for you

Number Seven there is the magical.

And what happens is coming out of that if we get cash flow if we get good capital growth

do all the numbers add up.
