In this video, we talk about how to generate a monthly income with Realty Income Corp.

At first, we look at Realty Income Corp and its business model. Realty Income Corp defines itself as the "Monthly Dividend Company", aiming to pay back to shareholders on a monthly basis. Realty Income Corp is what we call a REIT, a Real Estate Investment Trust. A real estate investment trust (REIT) is a company that owns, operates, or finances income-generating real estate. And by investing in Realty Income Corp, you become a shareholder and indirectly finance their real estate acquisitions.

Realty Income Corp got introduced under the ticker symbol "O" in 1994. Since then, it's been an impressive track record and they have been added to the S&P500 in 2015 and in 2020 they have been added to the Dividend Aristocrat Group.

Realty Income Corp is part of the dividend aristocrat group, and if you don't know what the dividend aristocrat is, you can check out my previous video where I explain what is a dividend aristocrat. That title gives confidence in the stock as they have been increasingly paying dividends for over 25 consecutive years.

Also, even though 2020 will have been a tough year for most businesses, Realty Income Corp managed to collect most of its rents and is in a good financial situation, even during that pandemic.

In the second part of the video, we talk more precisely about the monthly income strategy I use. I have an average cost of $61/share, and I have a long-term view of Realty Income Corp. If the stock goes up, then I have capital appreciation, and I enjoy the dividends on top of that. If the stock falls more than what it has over 2020, it gives the opportunity to buy more shares at a discount price, and enjoy then a bigger dividend yield.
The yield is currently at 4.62%, and I expect it to decrease as I think the price will go up in the next months. In that case, that is a win-win situation if you plan on holding Realty Income Corp shares in the long-term.
