Starting July 1, 2024 there are new laws in the state of Florida for homeowners' associations and condominium associations regarding homeowners' rights and better transparency for consumers.

This is a good thing.

I'm an advocate for homeowners' rights, education, fair housing, and I have lived in non homeowners' associations, homeowners associations, and a condominium association in Wisconsin and Florida.

An example of the New Laws in Florida regarding HOAs are

1) You can choose your own contractor to work on your home.
2) You can do what you like regarding decorating and remodeling inside your unit as long as you cannot see it from the street.
3) You have 24 hours to remove your garbage cans after pick up.
4) You can park a commercial vehicle in an HOA.
5) You have one week to remove holiday decorations after the hoilday ends.

These associations can't continue to make up their own private rules that go against state statutes, or not be transparent for consumers and owners.

House Bill 1021 Increases Transparency of Condominium Documents which requires condo associations of 25 or more units to post digital copies of official condominium documents on their website. These documents include bylaws and rules, articles of incorporation, declarations, annual financial statements and budgets, FAQ sheets, building inspections reports and reserve studies.

House Bill 59 Increased Transparency of HOA Documents requires homeowners' associations with 100 or more parcels to deliver physical or digital copies of their rules and covenants to all members.

Property owners, Sellers, Buyers, Investors and even renters need to read and understand what is going on continually in an HOA and Condo Association.
