In most cases, the appraisal is ordered after the Purchase and Sale has been signed. An appraisal is only needed if the buyer is using a bank. Typically, your seller’s agent will get a call directly from the appraiser about a week after the P&S has been signed. Once the appraiser visits the property, it typically takes about a week to complete, and the appraisal will be sent to the bank for review. The seller will not get a copy of the appraisal unless it comes in below the sale price. Your listing agent will meet the appraiser at the property and the seller does not need to vacate during this meeting. The appraisal typically takes under 30 minutes depending on the property.
