Exactly what is a Real Estate Syndication? How do you profit from a real estate syndication deal?

A typical real estate syndication deal is a PARTNERSHIP structure formed to take down bigger deal such as commercial or multifamily deals.

In this partnership, you have a general partnership (GP) which is the active operators-- those who are putting together the deal, finding the financing, raising the capital, and managing the deal moving forward.

The GP usually owns 15-50% of the deal. They generally also charge fees for their services of putting the deals together and managing the property. They will charge a 2-3% acquisition fee of the purchase price.

Next, you have the Limited Partners (LP), AKA the passive investors. The LP typically owns anywhere from 65-80% of the deal (the lion's share). The LP also has a preferred return, or the first money that comes back from the deal, anywhere from 6-8%.

LPs are also partial owners in the deal, meaning they get cash flow, the benefits of depreciation, and appreciation.

The benefits of syndication are multifold. First, it puts everyone involved in alignment. The priority is to get the LPs their returns so the GPs can see their portion of the return as as well. In syndication, the goal is to make as much as possible from a return standpoint, so everyone can share in the upside.
