Do Open Houses ACTUALLY sell homes?

I'm sure this video will get a bunch of Realtors all bent out of shape, but I'll let you all in on a little secret that your Realtor may not want you to know... Open Houses are not done to sell your home; Open Houses are done to help the Realtor get more business!

That's right, these days Open Houses are really done for the benefit of the Realtor because they are trying to attract some unrepresented Buyers who they can convert to clients. Any Realtor who is being honest with themselves (and their sellers!) knows this is the truth.

Whenever an Open House is held, you want a huge turnout because that is more exposure for your home. The downside to that is that with each aditional person who comes through your home, the risk of being stolen from increases. Open Houses carry with them a huge security risk.

With all the technology we have today, and the fact that damn near EVERYONE starts their home search online now, Open Houses are no longer effective at selling homes. In fact, a study was done by the National Association of Realtors that said that only 1% of homes are sold through the efforts of an Open House!!

Having strangers come through your home is a HUGE security risk, and as a Listing Agent, I will not put my clients and their valuables at risk in order to get myself more business. Every now and then I have a seller clients who insists that I do an Open House, which of course I will do. But only after they have been given all the facts surrounding Open Houses, and understand the security risks. For the vast majority of sellers, the risks of holding an open house far outweighs the minuscule chance that the Open House can help sell their home.
