Here’s the real talk — straight from the latest October 2025 MLS report.

Even though these numbers were pulled while we were still in the government shutdown, the good news is the shutdown is now behind us — and the OBX market stayed steady the whole way through. Inventory kept climbing, buyers kept writing offers, and prices held firm across most areas.

Residential inventory was up 6% from last year, with just over 1,200 homes on the market. And one of my favorite stats: properties going under contract were up 13%. Buyers didn’t slow down one bit.

Sales this year came in almost identical to 2024 — literally just a one-unit difference. Single-family homes saw a 2% increase, condo sales dipped only 1%, and the median residential price nudged up to $590,000.

If you’ve been thinking about building, keep your eyes on the land market. Land sales were down 7%, inventory tightened slightly, and the median land price slipped to $125,700 from $135,000 last year. That shift can open the door for smart negotiations and long-term upside.

Let’s take our usual cruise up and down the beach.

Manteo absolutely took off — up 44% in sales. Nags Head bounced back with a 26% jump and quicker days on market. Duck continues its climb, with median prices up 12% and now just over $949,000. Southern Shores and Colington stayed steady with healthy, consistent activity.

Down on Hatteras Island, we held strong with nearly 200 homes sold and a median price of $590,000. Buyers stayed active across Avon, Buxton, and Hatteras Village. And over in Ocracoke, sales jumped 42% while prices softened — great news for anyone looking for value.

Bottom line:
Whether you’re buying for the first time, moving up, or adding to your investment portfolio, the Outer Banks is still full of opportunity.
