On closing day, the deal is completed when title transfers and funds are released — usually mid-afternoon, not at 6 pm.
Here’s the key reminder 👇
🏠 Once title transfers, it’s no longer the seller’s home.
That means the property must be:
✔️ Fully vacant
✔️ Cleared of personal belongings
🧹 Left broom-swept and move-out ready
I recently had someone tell me they had “until 6 pm” — but that’s not a guaranteed right. Once ownership changes, the buyer legally owns the home and expects immediate possession.
