WDI - what is a WDI? WDI stands for wood destroying insects and it is important to a real estate transaction!

Wood Destroying Insects – those little buggers can cause lots of damage! Wood Destroying Insects include termites, beetles, carpenter ants, and more.

Termites are by far the most problematic in the Central Virginia area. and can cause Sellers big headaches! They are the most destructive and costly wood destroying insect.

These small insects can cause a lot of damage to a home if left undertreated.

In our area a Seller is required per terms of the contract to furnish the purchaser with a wood destroying insect report from a licensed pest control company no more than 30 days prior to closing. If that inspection is reveals active infestation the seller is required to have the area treated and the damage repaired by reputable companies.

The WDI inspection is a seller paid inspection.

The pest control company comes out and does an inspection of the outside perimeter of the home and inside the crawl space or basement. Also, if you have a garage they will need access to the garage as well as part of the inspection.

This inspection is critical
