While every other mansion on Chicago's Prairie Avenue "Millionaire's Row" was demolished, one house refused to die—the Nickerson Mansion, built in 1883 by a bank president who survived the Great Chicago Fire only to watch his entire fortune collapse. After Nickerson's death, the mansion became a headquarters for the American College of Surgeons, its grand ballroom transformed into an operating theater where some of medicine's greatest innovations happened. The house outlasted its wealthy neighbors not because it was grander, but because it learned to serve—a Gilded Age palace that survived by becoming exactly what its builder feared: useful to ordinary people.
