As we delve into the dynamics of the Boulder County real estate market for March, it is evident that the landscape continues to evolve. While there continued to be an overall inventory shortage across Boulder County, new listings increased in March - indicating that seller appetite is up. Pendings hit a promising 404 listings. This is nearly identical to what we saw in the 2022 market and was an increase of 12.5% year-over-year. There were some shifts in pricing dynamics as homes took a little longer to sell in March than last month (up 4.1%) which is not the seasonal norm. Less expensive homes in Boulder County were more likely to sell with the higher interest rates. Homes with median prices of $820,000 sold 3.5% less over the rolling 12-month average and those with a median home price of $804,000 sold 11.2% less year-over-year.
