I toured a “brand new” townhouse with my buyers today, and I was honestly speechless at the finish. 😶
People see a fancy kitchen and quartz counters and think they’re getting a high-end product — but once you look past the staging, the red flags are everywhere. 🚩
The “Luxury” Reality Check:
1️⃣ Structural gaps & shifting
Visible gaps where the stairs meet the walls — wide enough for a coin to fall through. Drywall already cracking in a new build is never normal. 🏗️
2️⃣ Warped walls
Baseboards bending because the walls aren’t straight. That’s rushed framing, not “settling.” 🐍
3️⃣ Structural shortcuts
Exposed nails and screws inside cabinets. No covers. No finish. Just sloppy work.
4️⃣ Uneven flooring
You can feel the floor dip when you walk. Baseboards touching on the ends but floating in the middle means the subfloor was never properly leveled.
5️⃣ Silicone skipped
Where movement and moisture matter most, it was barely done — which means gaps will only get worse over time.
