I was finally able to get the rusty coin and to my surprise watching the VHS and hunting for the ghost in it is NOT NEEDED AT ALL.

Getting hit in the basement also doesn't matter, just finish the demo through the attic window after getting the coin.

MY FULL STEPS:
1. Get the fuse and insert it
2. Get the journal
3. Get the dummy finger
4. Get the basement key
5. Read the writing on the wall [1st giggle]
6. Grab the dummy hand and combine it with the finger
7. Point the dummy hand at the rubble downstairs until you hear the sounds. [1st echo]
8. Get the bolt cutters
9. Use the bolt cutters on the chained cabinet and grab the VHS tape
10. Go back into the attic and look at the light before the barred door [2nd giggle]
11. Head into the basement and grab the lockpick
12. Point the dummy hand onto the body until you hear the sounds [2nd echo]
13. Grab the attic window key
14. Run past the monster and stun it with a body bag, then escape. Getting hit doesn't matter, it just slows you down a bit
15. Use the lockpick in the kitchen to get the hatchet
16. Use the hatchet on the picture of the woman with the bag over her head [3rd giggle]
17. Point the dummy hand at the barred door under the stairs until you hear the sounds [3rd echo]
18. Look into the mirror outside and do a 180 degree turn (X on pc/keyboard) [4th giggle]
19. Go back into the attic and point the dummy hand at the blue and white cables until you hear the sounds [4th echo]
20. Pick up the phone
21. Go back into the basement, crouch down and look at the doll on the ground [5th giggle]
22. Go into the kitchen, open the pot and point the dummy hand inside until you hear the sounds [5th echo]
23. Head to the attic, go through the now open door and grab your DIRTY COIN
24. Finish the demo afterwards by exiting through the attic window, getting one of two endings, depending on whether you got hit in the basement
