HOW To Choose COMP Like An Appraiser

There are people who intentionally go far out to choose the comp that will best fit the story that they want to create, the story that will justify the ridiculous ask price that they have come up with. Here's what I want you all to understand, appraisers won't buy made-up stories. Appraisers work in a concentric circle. When valuing a property, they will choose the closest comp. If nothing exists within a quarter mile, then that's the only time they'll go look for a comp within half a mile and up until a mile out.
Don't get this crazy idea that you have the luxury of going up unti a mile out to find a comp that will best fit your story of value because the reality is it doesn't work that way and it will never work that way. Learn how to choose comp as an appraiser does.
