From record low interest rates to just not enough homes on the market, getting an offer accepted as a buyer these days is harder than ever. In this video we go over 10 tips to get your offer on a home accepted!

Tip Number 1- Present the Seller a Clean Offer!

And no I don’t mean with a bar of soap! One thing that can make an offer less competitive is a contingency. A contingency can be explained as a clause that states there are certain conditions that must be met by either the buyer or the seller in order to continue to the next step in the contract. While they are there to protect the buyer and the seller, it is one thing that can make an offer look less competitive.

Tip Number 2- Make an all Cash Offer

This tip might not be for everyone but an all cash offer is hard to compete with. One thing that separates cash offers from conventional types of financing is the conditions that come along with them!

Tip Number 3- Write a Love Letter

A well crafted letter can really help separate your offer from the stack next to yours. Sellers often have years of memories in their homes and by writing a nice love letter detailing who you are, a little about your situation, what you love about the place, and more can really help paint a full picture for a seller. To take it one step further, we take pictures and videos of are clients that we attach to our offers. When a seller has a stack of offers to sort thru, having a picture to connect with the name on the contract helps make it feel more personal and thoughtful.

Tip Number 4- Offer Over Asking

With so much demand, houses are simply selling for over asking price. Rather than just submit an offer at the price listed, it is important to do some homework. Call the listing agent and try to gather as much information as you can about the other offers they may have. After that, it is important to go to the MLS and search for comparable recent home sales, pending escrows and closed deals in order to make sure that you are offer price is competitive!

Another thing that we can do to show our seriousness as a buyer is by increasing the earnest money deposit (EMD). The EMD is made to a seller that represents a buyer's good faith to buy a home. The money gives the buyer extra time to get financing and conduct the title search, property appraisal, and inspections before closing.

Tip Number 5- Avoid Asking for Personal Items

I know, buying a house is expensive and the last thing you want to do is buy new appliances after you just spent all this money. But losing the house of your dreams just to save a few shekels is not worth it! From the washer and dryer to the nice art that you see, leave it out of your offer. They’re not worth it!

Tip Number 6- Waiving the Appraisal Contingency

An appraisal contingency means that if your home doesn’t appraise for the amount you’ve agreed to pay, you can walk away from the deal with your deposit.

Tip Number 7- Making a Larger Down Payment

For the last 32 years my buyers have been taking advantage of first time buyer programs like FHA loans where we can put down 3.5 % or CALHFA loans where we can put down just 2%. However, as demand increases and sellers have more options to choose from, more and more emphasis is being placed on offers with large down payments.

Tip Number 8- Escalation Clause


An escalation clause is a real estate contract, sometimes called an escalator, that lets a home buyer say: "I will pay x price for this home, but if the seller receives another offer that's higher than mine, I'm willing to increase my offer to y price.


Tip Number 9- Give the Seller the time they Need

Sure, 30 days may be the standard length of an escrow but not every seller fits inside the box. One thing that can really separate a good offer from others is considering the seller’s personal needs. Are they moving out of town? Are they elderly? Do they need lots of time? Do they need no time at all?

Tip Number 10- Make sure Your Offer Is Complete

You have gone through the effort of writing a love letter, not asking for personal property and more to have put in the wrong address! It happens but in a competitive market it can crush you! Make sure to double check the little things like making sure your pre-approval, proof of funds and other supporting documents are attached to your offer.
