Purchasing a residential property with your super is possible via a self managed superannuation fund (SMSF). But it’s not as simple as it seems. There are certain rules that you need to abide by that you wouldn’t otherwise need to if you owned the property outside of super.

A benefit of buying a residential property with your super is that all capital growth on the property and all rental income received is taxed at a concessional rate. Plus, by using your super, it gives you access to the capital that you might not have available to you elsewhere.

In saying this, there are a lot of things to consider before purchasing residential property with your super - and it can be costly, too.
