Instead of looking at full apartment prices, focusing on 1 sqm removes size bias and shows how expensive urban space itself has become.

📈 Ultra-Premium Markets

🇭🇰 Hong Kong – ~$25,400 per sqm
Here, price isn’t driven by income alone. A very small physical territory, extreme land scarcity, investor demand, and global capital flows push prices far beyond what local wages can justify.

🇸🇬 Singapore – ~$23,300 per sqm
Strict land-use planning and controlled supply keep prices high even with strong middle-class incomes.

🇨🇭 Switzerland – ~$19,400 per sqm
High wages matter — but regulation, limited buildable land, and strong currency matter just as much.

📊 Mid-Range Price Markets

🇩🇪 Germany – ~$6,600 per sqm
High demand, but buying typically requires significant upfront capital, which slows price escalation compared to global hotspot markets.

🇫🇷 France – ~$5,900 per sqm
