Here's where things are in the Utah housing market as of 4/1//2024 - summing up Q1:

Current Inventory = 7,201
Prior Week Average DOM = 51
Ave List$ = $638,862
Prior Week List$ vs Sold$ = -$8,059
Prior Week Homes Sold = 626
Currently Under Contract = 5,184
Prior Week Price Reductions = 545
Prior Week Listings Cx/Ex/Withdrawn = 407

How does all this play into our 2024 housing market predictions for living in utah?

As we look at the numbers and trends through Quarter 1, we see a few things that we expect to see with the approach of spring any year:

Namely, our demand is coming up (as evidenced by the rising number of homes being sold),

Our time on market for listed homes is coming down (as evidenced by our DOM coming down),

And our home prices are coming moderately up (whether we look at average list$ or average sold$, and you’ll see the gap between those two data sets getting narrower).

The looming issue over all of those numbers of course, is where our supply of available homes for sale is going - up or down? They were coming down since last October, until about a month ago and then we got a little increase, and as of now it looks basically to have leveled out a bit over 7,000… we’d be a lot more comfortable with it closer to 10,000 in order to keep our housing prices from shooting up again.
