There are so many fees involved in selling a home, but here we talk about which fees you can minimize to save thousands!

Hey! You want to sell your house and save thousands of dollars along the way, so I am going to tell you the BEST way to do just that!

Let’s take a quick look at the fees involved when selling a home. I'll use a $500,000 home sale for these examples. So some fees are going to come from Escrow, which manages the transfer of money among other things and these fees can cost around $800 to $1,000. We also have Title which ensures clear title is transferred between owners and can cost around $2,000.

But the BIGGEST fees tend to come from Real Estate Agent Commissions. The seller typically pays this to the Listing agent and the Buyers agent. And while there is no legal standard for the industry, some agents charge upwards of 3% for the Listing agent commission alone, which for this example is $15,000!!!

So when you say "I want to save money selling my house" Real Estate Commissions are what you are going to go after. The best way to do that is to work with a full service real estate company that charges a low flat fee.

Hey, a quick note on the legality of commissions. I mentioned there is no legal standard for the industry and in fact, there have been many lawsuits around the country regarding price fixing when it comes to real estate agents and the commissions they charge. Essentially, it is illegal for real estate agents to set a standard price for services across competing brokerages rather than letting the open market, which is you as the homeowner seeking service, establish those prices through competition. So what does that all mean? It means that agents cannot say they charge a 2.5 or 3% commission for selling your home because it's the “industry standard.”

Ok, back to the topic at hand, "how do I save money selling my house."
You've got 3 basic options:
1. Sell the home yourself. Often referred to as FSBO, or For Sale By Owner. With this, you don’t have to pay a listing agent commission at all.

This is a great option for those with the time and resources to take on another part time job during the few months required to market, negotiate, and manage the overall sale of your home.

The Second option is to hire a real estate agent that
charges a low fair price. I think this is the best option because it combines the full service and experience of a professional real estate agent, but it saves you thousands of dollars compared to others who charge so much more. Now, to be transparent, It also happens to be exactly what my company does, so I am a little partial to this option.

Your third choice is simply negotiate the commission amount. This is what an open market is all about and it's something you can do with any real estate agent. Interview them and negotiate with them on their own commission.

Look, if you want to save money selling a house, you have to evaluate how much time and energy you WANT and are ABLE to put into the process. I have spent more than 10 years investing in and selling real estate and was the number 2 agent in Arizona by volume for 2022. What I have found is that most people WANT to save money but end up underestimating the amount of time and work involved in selling a home themselves. It’s like that home project you think is going to take you an hour, but after 3 trips back to the local hardware store and several hours of frustration later, you realize that the project was a little more involved that it originally seemed.

So, if you are going to hire a professional and still save thousands, you have to minimize the commission while ensuring that you still get full service and a wealth of experience.
