The Belmar Planning Board has officially approved a brand-new Vermella luxury apartment development at 800 River Road, right along Route 35 and the Shark River bridge. This project will replace the Belmar Motor Lodge, Waterview Pavilion, and Riverview Pavilion with a four-story, 198-unit rental building featuring a rooftop pool, gym, garage parking, and more.

The Vermella development is planned for 800 River Road in Belmar, NJ, along Route 35 between 8th and 10th Avenues. It will replace the Belmar Motor Lodge, Waterview Pavilion, and Riverview Pavilion near the Shark River bridge.
2. How does affordable housing factor into the Belmar Vermella project?
Out of the 198 total apartments, 20 units will be affordable housing. This is part of a broader court settlement under New Jersey’s Mount Laurel affordable housing requirements, which every town must meet.
3. Will the new Belmar apartments allow short-term rentals like AirBnB?
No. A major condition of approval was that leases must be at least 6 months, with only a small percentage (10%) allowed between 6–12 months. This was done to prevent the property from becoming a large AirBnB-style seasonal rental hub.
