Why is it there? What am I going to have to deal with as an owner? I don't want to deal with problems. No one wants to buy problems. No one wants to inherit problems. You speak with kids that inherit their properties.

They sell them for next to nothing because it's like four siblings and they're each taking a twenty thousand dollar reduction, but they're really taking an eighty thousand dollar hit on the property. They don't care. They just want to cash out. This is the same thing when you're buying this house. I'm like, look at all these problems. I mean, the price is going to be really compelling and that's my property sit on the market. And that's why you hire more than one broker sometimes because the first broker told you all these things and you don't want to hear it.

You didn't want to do it, and the house didn't sell. And now you're hiring. Broker number two brokers telling you the same things on. So skylights are notorious for leaking, I don't know if there was a leak here, I know nothing about what we're seeing. But look, you see this cracking.

I'd rather you be proactive about what needs to be done with the property so clients aren't reactive when they actually want to buy it, because it's going to cost you more. Don't put something on the market that isn't ready to be sold or you have to price it. So it's compelling enough for someone to come here and do their own thing. Just know you have those two options. Put money in, make more money, put no money in, make less money. It's totally up to you. Timing often dictates it as well. But if you have the time, that's why you want to hire us, because we'll use our resources, our contacts, our time to not just be your realtor, but your adviser and the entire home sale process.
