LEEWARD POINT CONDOMINIUM ASSOCIATION

NOTICE
REGULAR MEETING OF THE BOARD OF DIRECTORS

In accordance with the Bylaws of the Association, notice is hereby given that a Regular Meeting of the
Board of Directors of the Association will be held on the following date, time and place:
DATE: Wednesday, January 31, 2024
TIME: 6:00 P.M.
PLACE: Clubhouse Meeting Room
AGENDA
1. Call the meeting to order.
2. Determination of quorum.
3. Approval of minutes of the 01/17/2024 and 01/24/2024 meetings.
4. Treasurer’s Report.
5. Property Manager’s Report, to include follow up items from last meeting: posting notice for entry
into unit 22; research $700 payment to electrician; copies of existing rules to BOD; balcony report
on unit 10; claim for unit 11 roof; meeting minutes posted; inquire about letter received by
attorney; schedule meeting with Hacker & Romano.
6. Follow up on other items from last meeting
a. Asbestos testing—reports from the second test were expected by Friday (1/26/2024) or
Monday (1/29/2024).
b. Insurance issues, including extension for the 1/14/2024 deadline to resolve issues and the
requirement for balcony railings.
c. Hiring an engineer to assess roof damage and causes.
d. Issue with Fort Dallas Truss Company.

e. Follow up on electrical issues, including dock lights, plate reader and clubhouse lights.
f. 50-year recertification inspection
g. FOB for pool company
h. Roof vent repairs for units 15 & 16
i. Comcast
7. Updates on construction damages, engineer and roofer status, repairs update, next steps planned.
8. Maintenance updates.
9. Other topics:
a. Leeward Point attorney
b. Incident with resident from Unit 41
c. Enforcement and discussion of the following by-laws:
i. 7. (a) There shall be no parking of motor vehicles in any area of the condominium
property where parking spaces are not provided or designated.
ii. 7. (d) There shall be no unnecessary racing of engines, horn blowing or lights or any
other like act which would constitute a nuisance.
iii. 7. (g) Without prior written permission of the Board of Directors, no one shall park
trailers, recreational vehicles, boats, mobile homes, trucks, commercial vehicles
and so forth, on the condominium property.
d. Certified letter from City of North Miami Beach picked up 1/11/2024
e. Temperature setting in gym and clubhouse when not in use.
