Now, let’s run through the numbers quickly.

In May, 553 homes were listed, up nearly 18% from last month but still a bit below the average for May.

The average sales price was $461,000, up 9.7% from last year and a little over 1% from April.

Days on the market rose slightly to 35.

Sellers received 97.4% of their original list price when they closed in May and higher than they received a year ago.

To break that down, we saw an increase in activity with more listings and more homes closing.

Buyers can negotiate prices and seller credits, and we’re seeing more lending programs offering down payment assistance to help buyers.
