Prospecting and lead generation are vital skills for all real estate agents.

We started off by asking Michael about his office’s experiences using ISA’s, “We had a team of three to four inside sales agents…What we realized over six months was that the return on investment… it wasn’t generating the return that we thought it would.”

“About a month ago we made the decision to transition back into a team of listing and buying agents, where they were prospecting and doing lead generation on their own. The first couple of weeks we’ve seen some definite improvements. I think we learned a valuable lesson. We’re never going to let prospecting get away and not be a central component to what our agents do on a daily basis.”

Kevin also shared their experience with using ISA’s in Omaha, “We were in the same boat. We ended up going away from that, we pared it down to one who helps with follow-up calls and filling in the gaps. We didn’t want a team of thirty agents that all of the sudden didn’t know how to prospect if the ISA went away.”

Next, both Kevin and Michael discussed the role of Operations Manager or Director in a real estate office. Michael explained, “Coming from my background in a corporate world, where best practices were set up, where it was the same in every single store, we know that’s how you make a profit, when it’s consistent, time over task over time. My first six months I got tasked with the onboarding of a 100-day checklist for every position on our team.”
Kevin has a similar process but also uses a training tool he developed, “When an agent is brand new, the first thing they do is sit down with me for about an hour, for onboarding. I have checklists for them and for myself. Usually, during that time, I do a formal training with them on our BoomTown CRM. I’ve recorded training videos for BoomTown – I segmented it so that they can watch it on their own time. Then we schedule a follow-up meeting and go through any additional questions.”
Matt, Kevin and Michael also discussed the personality of mega agents and strategies for working with them. One of the key issues being: Finding a time and place that is conducive to focussing – getting away from business and distractions to discuss long term goals. Lastly, all three discussed books and other resources which help an operations manager and are useful for training purposes.
Kevin and Michael bring their combined knowledge and experience to the problem of making operations consistent and effective. If you’re having trouble figuring out how to get everyone on task and measure your team’s goals, then you’ll benefit from listening to this episode.
