In a landmark ruling that underscores Dubai’s commitment to investor protection, the Dubai Court of First Instance ordered a real estate firm to refund Dhs1.935 million to an Arab woman after it failed to deliver on a villa project.

The woman had paid Dhs2.1 million largely financed through a bank loan to buy land and build a villa. Just before delivery, the developer abruptly canceled the project without explanation. A settlement was later signed, agreeing the woman would be refunded Dhs1.879 million. However, the firm only paid Dhs94,000 despite repeated legal notices.

The court ruled in favor of the buyer, ordering the developer to pay Dhs1.785 million the balance owed plus Dhs150,000 in compensation for damages caused by the delay. The court found the original contract void but held the company accountable for not honoring the settlement.

The plaintiff’s lawyer, Dr. Alaa Nasr, praised the ruling as a sign of Dubai’s robust legal system. “The compensation reflects real damages,” he noted.

While real estate carries risks, Dubai offers one of the most secure markets globally. With strict RERA oversight, escrow laws, and pro-investor regulations, the government continues to reinforce investor confidence.

This case is a clear message: in Dubai, investor trust is protected not just by policy, but by law.
