Up until about 2013 I did not feel home warranties were a value, but this is what changed my mind. I had a buyer who had a contractor’s license and was purchasing a condo. He said he could fix anything and wanted to save the seller’s $350 for the policy to try to make his offer look more appealing. The seller accepted and we closed escrow. A week after closing, I got a call from the buyer that the dishwasher was broken and he wanted to go after the seller for a new dishwasher. The reality is things break and it was just it's time to break. Had there been a home warranty in place, he could have called the home warranty company and they would have come out to fix the problem. In the end, the listing agent and I bought him a new dishwasher because we knew the seller did nothing wrong and all my sellers hear this story and agree to purchase a home warranty for their buyers.
