In this video, I walk you through five types of houses I consistently warn my out-of-state clients to avoid, especially when buying remotely.

These homes often look great online…
but can turn into nightmares after closing.


The 5 Types of Homes to Avoid

Poorly Done Flips
Fresh paint and new floors don’t mean a solid house. I show you how to spot:
• Soft subfloors
• Hidden foundation settlement
• Outdated or dangerous wiring (including knob-and-tube)
• Cosmetic upgrades hiding expensive structural issues

If the math doesn’t add up, something was skipped.

Homes With Shared Driveways
They sound harmless until disputes begin.
• Shared maintenance
• Shared responsibility
• Future resale issues

Unless there’s a rock-solid legal agreement and a big price discount, this is usually a hard pass.

Homes With “Quick-Fix” Structural Repairs
Stacked piers on dirt. Adjustable jack posts doing nothing. Self-leveling concrete poured over dirt.

If you see signs of foundation work, you should see permits and receipts. Anything else is fighting gravity — and gravity always wins.

Over-Customized “One-Owner Dream Homes”
Custom wine cellars, oversized theaters, car lifts impressive, but:
• Smaller buyer pool
• Lower resale flexibility
• Often money you won’t get back

The best resale homes let buyers imagine their life —not inherit someone else’s dream.



Unpermitted Additions & Major Projects
This is one of the biggest risks buyers overlook.
• Safety concerns
• Financing problems
• Insurance exclusions
• Major resale headaches

If it’s not on county records, proceed carefully or walk away.
