The summer market here in Sarasota and Manatee has been hopping, with plenty of movement and opportunity depending on how you play it. While the overall pace has cooled year-over-year, the single-family home segment has stayed strong — Sarasota posted a 12.6% jump in sales this July compared to last year, holding steady at a $470,000 median price. In Manatee, sales dipped about 9%, but prices rebounded from June to land at $489,900. Both counties are seeing homes take longer to sell — now averaging over 100 days — which is giving buyers more room to negotiate. Sellers, on the other hand, are still closing deals at 91–94% of their original asking price, which shows healthy activity.

Condos and townhomes tell a different story. Sarasota prices dropped nearly 18% year-over-year to $300,000, while Manatee held steadier at $320,000. Inventory in both counties is still higher than last year but has been trending down for several months — a sign that the market may be moving toward balance as we head into fall.

Here’s the takeaway: no matter whether the market feels more like a buyers’ or sellers’ environment, there are always creative ways to structure a transaction. For buyers, that could mean negotiating price, timing, or terms. For sellers, it’s about positioning your home strategically in today’s conditions to stand out. This summer has proven that opportunities are everywhere — it just comes down to how you approach them.
