The term "Eviction" can leave a bad taste in your mouth. Few people are perfectly comfortable talking about eviction because they see it as a bad word, a predatory tactic, or the kind of thing that only heartless slum lords use. However, Tenants all over breach their lease agreements everyday. Whether it's a failure to pay rent or some non-rent violation, if you're a Landlord wrestling with "What to do," I'd like offer some perspective.

Eviction can be a bitter pill, but, like with all medicine, it can serve a vital purpose that corrects a problem practice in a Tenant's routine or a deficiency in the Landlord's business approach. When Eviction (or even just the threat of an eviction) is used properly, a Landlord can establish a bright line for a Tenant to follow, and that line may inform an otherwise good tenant of your actual expectations. That clear information may end up making an actual Eviction completely unnecessary, which makes your Tenant better and makes you a better Landlord.
