In this video, we'll discuss what's worth it and what's not to upgrade your new construction home in Phoenix, Arizona. We'll go over some of the common upgrades that are done in new construction, and talk about why they're usually worth it or not.

First, I recommend prioritizing structural upgrades like lofts, extra garages, and chef's kitchens, as well as higher ceilings. These changes are crucial and should be done before cosmetic upgrades.

When it comes to the kitchen, focus your budget on upgraded cabinets and dream countertops, as they offer the best return on investment. Skip the backsplash, as it can be more cost-effective to do it yourself later.

For fancy appliances, do a price comparison before committing to ensure the best value. Check stores like Run Dispensers or Home Depot for potential savings and negotiate with the builder when necessary.

Consider buying cabinet hardware on your own, as it's often cheaper and an easy DIY project. As for painting, if the builder offers options you love, upgrading may be worth it, as painting can be a significant job best done before moving in.

Upgraded taller doors add to the openness of your home, but door knobs can be replaced later. Trim upgrades like baseboards make a visual difference, but crown molding is optional.

When it comes to carpet, it's more cost-effective to do it yourself and ensures you get the style and padding you desire.

Upgrade lights, fixtures, and fans on your own for better variety and deals, but ensure the builder does the pre-wiring. Don't forget to get pre-wiring for pendant lights over the island.

Flooring choices matter, and you can start with basic tile and upgrade later if needed. In bathrooms, focus on structural upgrades like walk-in showers or tub-shower combos. Price out tile choices to align with your vision and budget.

Backyard landscaping is often a DIY project, so plan accordingly. Lastly, for window treatments, skip the builder and find more variety and better prices on your own.
